Mat Yie, kalau beli tanah malay reserve, be prepared to build a bungalow and stay in it lah  . But i have seen 1 particular malay reserve yg berjaya. SS12 in Subang Jaya (depan rumah mak aku), bercambah bungalow, harga pun dkt 70 to 80/sq ft.

Malay reserve dlm tipikal bahasa lain maksudnya re-sale value tak tinggi sbb melayu jer boleh beli. Rumah pun tak liquid kan? Nak tunggu highway, aku x nampak. Musang dah berjanggut pun mungkin hiway tak lalu lg. Lgpun berapa sgt pampasan tnh pertanian?

mega project/highway nak lalu kawasan tu  . Then jadik instant millionaire lah time tu. But its a lot of money to take risk on. No risk no gain.

Mat Yie, Sg Merab tu kat ne? Memang tanah utk long term investment okay, tapi memang very long term lah, and not liquid, bila nak pakai duit susah. Tapi tanah Malay reserve ni aku ada reservation sikit, sebab amatlah lambat nak naik melainkan tiba2 ada

Pastu buat loan utk another 200k (cagar tanah?) utk buat rumah. Jd dlm 400k dah dpt rumah bungalow. Mahal? Cuba check rumah corner lot atau semi D berapa harga. Sapa yg beli semi D akan akan tepuk dahi..

Kalau korang ada duit lebih sket, aku strongly suggest korang beli lot tanah kalu nak dok sampai tua kat situ. Rasanya tanah di area malay reserve boleh dpt dlm 200k utk lot bungalow. Sg Merab aku beli thn lepas dlm 20/ft2 x 7000 = 140k.

Pasal architectural fee, boleh tanya Azam. Aritu dia kata dia freelance la ni. Pastu cost estimation boleh tanya Faisal (Nie Feng), itupun kalau dia tak masuk hutan la. Kalau nak masuk hutang, tanya Harris. Naz boleh tolong supply air, kan?

HAIRIL cardiff arkitek,  so dlm OUR SMALL COMMUNITY nie pun, mcam2 peluang ada .... arkitek, lawyers, bankers (anuar in particular), akauntan ( bagi yg ada bss n nak avoid tax ( MAT RITHUAN MGR TAX) ... so byk nie.. (nak minyak free, sko boleh tolong?)

REFINANCE if the fix rate is getting lower. let saya now, 6.4% fixed, then after 3 years, market drop, and you can get 6% , refinance, but u will KENA EXIT PENALTY, (early settlement)  . Dont worry, banks will always find ways to LEGALLY STEAL YOUR MONEY

effective rate remains low due to the tight competition. And there is such thing as refinancing where you can play around if the need arises. But lecehlah, you have to keep up with the market and be on the alert of whats happening.

al rajhi, is giving out a very competitive rate. MAYBANK pun ada Variable Fixed Rate (Islamic ceiling). tapi apa2 pun, terpulang lah ... mmg betul, if economis remains CONSISTENT, conventional mmg save duit byk.
