Harris, thats my point exactly, because of all factoring in, it becomes more expensive than what it should be. In terms of fixed rate tu, there are pros and cons. For me, i have reasons why i didnt go for fixed rate as i want flexibility.

ISLAMIC financing (in lay mens term), have to borrow money from CONVENTIONAL due to lack of fund. 2ndly, islamic financing dont have COMPOUND INTEREST (intergral part of conventional finance) so BANKS have to factor in the OPPORTUNITY COST LOSS.

is ISLAMIC loan more expensive than CONVENTIONAL? hmmm there are many scenario's. what ever the loan rates are, it depends on the COST OF FUND. sometimes, islamic fund suffers from higher cost due to LACK of ISLAMIC deposits / fund available.

in 3 years, we have seen BLR moves from 6 to 6.75. Due to ever changing money market environment, u shld expect a very volatile rates within this 3 - 5 years.... so find the best FIXED RATES that you possibly can.

Even u pay same amount, but u gain in term of money depreciation. But we have to bear in mind, it's NOT a discount! Cos our need after 10 yr wut b bigger than 20% (child/car/etc), but normally the income also go along with our age?

Sorry... -20%, then -10%, then 0%, then +10%, then +20%. It means if u take 25 yr loan with 1k/month installment, u'll pay 0.8k for 1st 5 yr, then 0.9k for 6-10th yr, then 1k, so on so forth.

Regarding bank loan, I think "manzili 2" of Bank Rakyat is the best for fixed interest. It divides ur loan into 5 terms, giving -10% of ur actual installment for 1st term. Subsequent payment increase 10%/term.

Aini.. U r rite. Aku tak rasa dia boleh widen jln tu sbb rail komuter kat atas tu, unless kena tutup utk at least 12 bln. Tp personally aku rasa I&P takkan buat sbb bkn tanah dia kat situ. Rasanya ia kan jd bottleneck spt jln UK Perdana.

Nowadays the power of marketing, developer comes out with so many fancy names and re-brand the area, nampak cam best sgt nak duduk sana. Alam Sari nyer concept ni kinda reminds me of Alam Impian (also by I&P) in Shah Alam/Klang.

the area would be more crowded than usual + lots of apartments around. Tapi from investment point of view, close to LRT is good, better potential to rent out if need to.

Bangi is far, but not everybody thinks so, sebab Bangi ikut highway ke KL dekat. So when its choosing where to live, there's lots of factors to consider. Good for one person does not mean good for others. Personally i dont like to stay near LRT, sebab
