Actually distance is quite subjective. Dia subjective to the area yg ada kepentingan utk kau. For example, area yg berkepentingan utk aku is Subang, Damansara, and Bkt Jalil. So Bkt Rimau to me is perfect. For some, this is far. Cam personally i think

Harris, fix rate though good on the paper, tak semestinya suitable for everyone. Ada several factors to consider actually, and how much risk you're willing to go for. For Islamic loan, aku susah nak agree because rate is too expensive. I know Islamic loan

mat yie.. kalo lalu bwh komuter line kat stesen UKM tu.. jalan tu biasanya akan bajir kalo hujan lebat.. and there would be bottle neck there coz the road under the rail cannot be expanded.

area adzimi tu mmg best, tapi bagi aku, susah + jauh sgt... aku kerja tgh2 KL. And I dislike driving in KL. Drive dari kemuning, bukit rimau ke Bkt Jalil? dah consider, and I still dislike the drive time  so aku duduk dekat ngan LRT  hehehehe

guys, try to hedge against volatile interest rates. Go for Fix rate, or better still Islamic Mortgage. example, 25 yr loan, for RM 100k, in the end you pay 210 - 230k. Ini kalau interest rate x move. Kalau dari 6 went to 10%, korang end up payg 275-300k

Sometimes bank kasi 110% loan. What it means by that is they pay for your MRTA, Legal Fees and MOT. But of course this means you pay higher monthly. Personally, i feel that you should stick to 90% loan cukup.

When buying a property, kau kene buffer in some additional cash on top of the property price. Things to take into consideration legal fees (utk bank loan, yg S&P punya usually is free), MRTA (insurance) and MOT (land title). These are additional costs.

Adzimi's nice house tell me he could be best property consultant for us (free service some more!). There r a lot of hidden cost which we might not aware of. We gamble half of our life (30 yrs?) to buy a house.

I agree with adzimi. Rumah tu 22x75, built up area 2000 ft2. Aku rasa itu dah kira murah compare dgn nearby area. Tp aku confuse dgn jalan masuk ke situ sbb dr komuter UKM, jlnnya kecik go through under komuter rail. I doubt if I&P plan to do "flyover"

When buying a house, try to think from a point of an investor (though utk kita sendiri duduk). Why? because you never know when you want to sell/rent out the house later or upgrade.
