Adzimi, bajet aku ciput aje..600-700K..utk bini aku..rumah yg berjuta juta lemon tu bukan taste aku(padahal takdak duit..kah kah kah)..tapi area KK tu predominantly Chinese area right?

Land value around KK is the most expensive, about RM70/sqft, followed by Bukit Rimau about RM55/sqft. Jln kebun is about 20-25/sqft kalau tak silap. Member aku ada nak jual tanah 4000 sq ft kat jalan kebun, malay reserve land.

Ko nyer budget berapa faizie? Kalau yg azraf quote 290k tu memang bungalow, tapi x silap aku is malay reserve + single storey bglow + small builtup. And its in Jln Kebun, taklah jauh dr kemuning cuma land value is lower.

Faizie, banyak rumah2 kat kemuning ni kalau kau berminat. Mehlah datang, insyaAllah kalau senang aku boleh bawak tour kawasan kejiranan ni. personally i love this area, i think it strikes the right balance.

Tapi kalau yg dah beli ngan original developer tu takleh nak buat apa2 lah, move in je ler. Kalau takde CF ni nanti susah bila nak jual balik, or bila nak refinance i.e. when having to deal with bank again.

Friends, try to avoid rumah yg takde CF, or kalau beli subsale, check to make sure takde dispute between seller and somebody else. Silap2 nanti kita seronok nak beli rumah jadi tak seronok because terjebak ngan masalah lain plak.

la ni arkitek with help of consulting eng's hv the power to issue CF...so one way to get back at defaulting developer is to not issue CF

biasanya kalu tadak CF maknanya ada la yg x lengkap, either umah tu sendiri, services yg ada or infrastructure or worse ada gaduh2 between consultants & developer for payments or authority for unfinished work or ngan bank

Faizie, kat Seksyen 30, Jalan Kebun. Berjiran dengan Kemuning. The main issue, CF je la skang. Tp jiran2 90% sume masuk je rumah. Tak larat tunggu. Esok kalau sempat, aku snap gambar rumah tu.
